Payment schedule

A construction-linked plan

Eterna is sold on a milestone plan: an EOI and booking up front, then instalments released as construction reaches each declared stage. Release each instalment only against RERA-verified progress.

Because Eterna is RERA-registered (PRM/KA/RERA/1251/308/PR/050126/008381), it clears a key bar most banks and housing-finance companies require for loan approval. Lender eligibility still depends on each bank's own due diligence, so confirm directly with your lender.

For the December 2030 proposed possession, budget for pre-EMI interest through construction when you model affordability — on a milestone plan you draw the loan in tranches, so interest builds gradually rather than all at once.

Other charges (utilities, generator, club, maintenance, corpus, legal) and statutory costs are payable as detailed in the Agreement to Sell, not factored into the base price.

Price questions, answered

What is the starting price at NVT A Wonderful World Eterna?

The most compact villa, Cyra (3,283 sq ft), starts at about Rs 3.32 Cr. Prices rise to roughly Rs 4.23 Cr for the largest-plot Astra villa, before statutory charges, registration and GST.

What is the price per square foot?

On built-up area the effective rate works out to roughly Rs 10,000–10,900 per sq ft across the five layouts. The rate varies a little by villa type, facing and plot premium.

What extra charges apply on top of the villa price?

On top of these, statutory costs — stamp duty, registration and GST — are extra and not included in the base price.

Is the price negotiable or are there launch offers?

Pricing on a newly launched villa project is set by the developer and can move with phase sell-through. Any launch pricing, inventory or payment offers change over time — request the current sheet rather than relying on older figures.

Can I see a payment schedule?

Under-construction villas are usually sold on a construction-linked or milestone plan. The exact schedule is set in the agreement and on RERA; we will share the prevailing plan on enquiry. Always match payments to RERA-declared progress.

Are home loans available?

Eterna is RERA-registered, which most major banks and housing-finance lenders require for approval. Final loan eligibility and the approved-lender list depend on the bank's project due diligence — confirm with your lender.
