East-facing units carry a 5% premium; corner units a 10% premium. Any additional land beyond the base plot is charged at Rs 7,500 per sq ft. Prices above are base indicative figures, exclusive of statutory charges, registration and GST, and are subject to change at the developer's discretion.

A construction-linked plan
Eterna is sold on a milestone plan: an EOI and booking up front, then instalments released as construction reaches each declared stage. Release each instalment only against RERA-verified progress.

Because Eterna is RERA-registered (PRM/KA/RERA/1251/308/PR/050126/008381), it clears a key bar most banks and housing-finance companies require for loan approval. Lender eligibility still depends on each bank's own due diligence, so confirm directly with your lender.
For the December 2030 proposed possession, budget for pre-EMI interest through construction when you model affordability — on a milestone plan you draw the loan in tranches, so interest builds gradually rather than all at once.
Other charges (utilities, generator, club, maintenance, corpus, legal) and statutory costs are payable as detailed in the Agreement to Sell, not factored into the base price.
